About

The beautiful Hopsewee Plantation house overlooks the North Santee River and the old rice fields that produced the wealth of the Lynch, Hume and Lucas families for almost 150 years. Not as large as the antebellum cotton plantation houses, this colonial house still has much of the original woodwork, window glass, and has never been enlarged since its construction in the mid-18th century.

Still privately run, the house is furnished with 18th and 19th century family heirlooms of the present owners, the Beatties, who can usually be found around the plantation and look forward to meeting with guests. Mrs. Beattie is often in the tea room, cooking up another delicious dish and Mr. Beattie is busy working on various projects about the grounds.

After your tour, enjoy our Southern Tea or a delicious lunch in the River Oak Cottage Tea Room. Built by the Beatties in 2008, the tea room was featured in Teatime Magazine in 2024.

Guests can also choose to get guaranteed seating in the tea room on the day of their tour along with their tickets. The cost of lunch or tea is not included in the ticket price.

Is Photography Permitted in the House?

While we do welcome photography of the historic house exterior and plantation grounds and gardens, taking pictures or videos of any kind inside the house or of the tour itself is not permitted at any point. We also ask that all guests turn off all cameras, cell phones and electronic devices while inside the house. We thank you for helping us to preserve history and respect the privacy of the owners. What Is Not Included?

Lunch and tea in the tea room is not included, but we encourage all guests to stop by before or after the tour. Reservations are recommend.

Accessibility Information

• The Hopsewee house tour includes seven steps to be navigated for entry to the house. There is a full flight of stairs inside to be navigated for the upstairs part of the tour. Handrails are available for both sets of stairs. If you have accessibility concerns, please call us at (843) 546-7891. You may also add a note to us when you book your tickets.
• Accessible parking spots are available at Hopsewee Plantation. Please call us at (843) 546-7891 when you arrive and we will assist you.
